Stacey and I wanted to take a moment to write to you and tell you how grateful we are for the job you did selling our house last month. We still can?t believe you got us two offers on the first day it was listed and the fact that you put it under contract that same day for full price was amazing.
We?ve been in our new home for a month now and when I tell people about our success in selling our old one they can hardly believe it, especially considering current conditions in the housing market. I really think that your professional, high-energy approach from beginning to end was the biggest contributor to our success. While you were focused on the business at hand, you also made the process fun and a positive experience. For Stacey especially, your help in preparing the house for showing made a big difference. The fact that you offered and then brought your own staging materials and decorations was a first for me. As you know, I?m a home builder and work with lots of realtors and have never seen that level of service.
I also really appreciated the way you dealt with me on determining our sales price. The other three realtors we interviewed for the job all tried to talk me into a lower price during the initial meeting. I guess they figured it would make it easier for them to make the sale. You were the only one who listened to my reasoning on why I thought the house was worth what I said it was and then agreed with me that we could get the number we wanted. I?m sure at times you get clients who are unreasonable in their price expectations and you have to convince them to go lower in order to even make the sale happen, but the fact that you didn?t reflexively try to talk us lower was one of the reasons I felt so comfortable giving you the listing.
In addition to all of the above, you were a strong negotiator and expertly managed our competing offers. I do a lot of negotiations in my line of work and am usually not comfortable having someone else negotiate for me. But your professionalism put me at ease and after I saw you at work, I was more than satisfied that you would handle it well. You also nicely managed the post-contract interactions with the buyers. They were difficult on more than one inspection issue, but you saw us through that process with minimal pain.
When we hired you I jokingly told you that I expected you to sell our house in two weeks and instead of laughing me off, you simply got it done. For that Stacey and I are extremely grateful. I will recommend you to any of my old neighbors when they are ready to sell their homes and would be happy to take any reference calls from prospective sellers you might have. "As a former FSBO seller count me as one of those who thought the career of Realtor (especially a listing agent) was going the way of the Travel Agent, with the web you had so many more options to make it easy to sell your own home. We had successfully listed the house in the Denver MLS, prepared flyers, a web site, and a justification for our price. While we put the house on the market briefly, we just didn't get the traffic that we needed or wanted. Feedback was limited, but the main thing was we just weren't selling the house.... then we met Carly.
Upon our first meeting, it was clear that she was in her element. Even though I had won major awards for sales in software, selling a home opened up issues that Carly had mastered. I took notes and listened to her suggestions. Then took action to complete those items myself all the while receiving marketing info, notes, cards, etc. from Carly on a regular basis. We listed just before Easter Sunday and within 4 days of our listing had received a full price offer! That in a market when nothing else was selling Carly had done a wonderful job of pre-marketing for us, which made the job easy once we had actually made it available for showings. During the process she was patient through the issues that had us pulling out our hair. What a sales professional and friend we gained with Carly, she's not your average agent, trust me we've seen too many of those! I hope you'll consider her when you really want to sell your home, she's the best and will get the job done.
